Guests want to stay longer — but there is no year-round accommodation
The retreat tourism market has already built steady demand: people go into nature for a week or more — to catch up on sleep, unwind after the stress of the city and recover — and are ready to pay for real comfort. But the supply still relies on tents and glamping units that work only during the five warm months — in autumn and winter the centres stand idle, although guests keep asking about accommodation.
Insulated houses with heating, a full bathroom and a kitchen open the centre for 365 days. The first step is ten houses, with a view to 108 units.
A living community that comes back season after season
Avatar Village has been operating as a yoga retreat school since 2012. The site already has a café, a bathhouse, a garden and a co-working space with Starlink, and hosts events for 20–400 people. The guest pays not for square metres but for a state of mind: nature, privacy, recovery.
Ready to rent from day one
SHANTI (from Sanskrit — “calm, peace, silence”) is a premium modular house for four guests. Facade, panoramic glazing, smart systems, foundation and a turnkey specification.

That is what guests come here for — and that is exactly what you get: up to 30 days a year in your own house for yourself and your family.
10 houses — each on its own plot
Kyiv region, Vyshhorod district: a pine forest by the Kyiv Reservoir, about 55 km from Kyiv.
A settlement on 3,000 m²: 10 houses, each with its own plot of about 200–250 m² and a low fence. In the centre there is a shared area with a fire pit, armchairs and benches for community evenings, with parking nearby. Its own well and a sealed septic tank. The sauna is nearby, outside the plot.

What investors ask
Is the yield guaranteed?
No. All figures are model assumptions for 2026 based on real Avatar Village prices. We show three scenarios so that you can see the range, and we openly go through the model at a meeting.
In what currency and how often are payouts made?
Quarterly, in the hryvnia equivalent at the exchange rate on the settlement date. Exchange-rate movements are a risk factor worth taking into account.
What is included in the $59,900?
A turnkey SHANTI house: production, delivery and installation, foundation, all utilities, furniture, appliances, bathroom, heating, kitchen and decor — and title to the property: the land and the house.
Who manages the house and finds guests?
The Avatar Village team: advertising, bookings, host service, cleaning, events and reporting. You do not need to oversee anything.
Can I live in the house myself?
Yes. The resident card gives you up to 30 days of stays a year in your own house, plus access to events, the bathhouse and the site's services.
Can the house be sold?
Yes, there is no minimum holding period. The house is your property — selling, gifting or bequeathing it is up to you. Avatar Village helps with finding a buyer.
